Greg Gaddis
Principal, CCIM, SIOR
Greg is the designated broker for Tenant Realty Advisors and has 20 years experience representing Tenants and Buyers in the Boise market. Greg’s clients are local, regional and national tenants seeking office and industrial space in the Boise MSA. By leveraging his experience, resources and passion for the job, Greg delivers service above and beyond his client’s expectations. His attention to communication, detail and follow through has saved his corporate and local clients significant time and money when working through a facility solution. This approach has led to many long-term relationships and most of his work is repeat business or referral.
Greg considers himself successful when his clients view him as a trusted and creative member of their team. This only comes with patient, long-term dedication to client service, responsiveness and high-quality work, something Greg strives to provide at all times.
Greg is also passionate about serving the local community and has been an active board member for the local Trout Unlimited chapter, The Land Trust of the Treasure Valley, the Bogus Basin Alliance and the Idaho Fish and Wildlife Foundation. He lives in Boise, with his wife, Mindy, and their two daughters.

Bill Beck
Founding Principal
In 2000, William R. Beck founded Tenant Realty Advisors. He brings 49 years of experience to the bargaining table on your behalf. Mr. Beck has expertise in lease, purchase, and sale negotiations and has represented hundreds of clients in commercial transactions ranging from 1,000 to over 100,000 square feet. Mr Beck began his real estate career in Southern California after finishing time in the U.S. Marine Corp. In 1991, he relocated his family to Boise, Idaho.
35 years ago, when Bill relocated to Boise and moved his commercial real estate broker practice here, he saw an unmet need. Not one licensed commercial real estate broker worked exclusively for the advancement and advantage of the Tenant, the user and occupier of the office or industrial space. Rather the tenant was on their own. All the brokers had long standing contractual or social relationships with the developer/owner community. They literally could be violating their fiduciary obligations to the landlords if they advised the tenant.
As said that left the tenant on their own. There was no one to present all the space options, no one who could suggest what a competitive or good rent to pay would be, no one to point out issues they should push back on.
To have several commercial real estate brokerage companies that did not list or present to the market office and industrial space was common place in most other US cities. But not Boise.
So, Tenant Realty Advisors was founded in 2000 and 25 years later in Boise still no other commercial real estate brokerage company has pledged its fidelity and loyalty to the Tenant. They prefer to also work for the landlords and owners.

Joshua Waitman
Principal
Joshua is the newest member of the Tenant Realty Advisors team, bringing over five years of commercial real estate experience as a partner in Copium Investments, a local commercial real estate development company. Originally from Oklahoma and later Colorado, Joshua moved to Idaho in 2018.
With a background in buying and leasing properties, he joined TRA to leverage his expertise in representing tenants and buyers in their search for new spaces. Joshua excels in deal-making, lease negotiation, and providing innovative solutions to clients' needs, making him a valuable asset to those in the Treasure Valley and beyond.
Outside of work, Joshua enjoys spending time with his wife, Maddie, and their two children, embracing the outdoor lifestyle Idaho offers. His hobbies include archery hunting, golf, and a variety of outdoor activities.
