Excess Space Disposition
Do you have excess space and need a solution? Many industrial space users find that due to a change in their business, the need for reducing their space may not coincide with the lease term they are obligated to. Or due to significant growth, they may simply need to relocate to a larger facility. Tenant Realty Advisors can assist you marketing and negotiating for a sub-tenant to take on some or all of your leased space. Our thorough knowledge of the market allows us to advise you on what to expect in rent relief from a potential sublease and also how to navigate the sublease process including marketing, negotiating a deal and obtaining landlord approvals.
Lease Appraisal and Broker Price Opinions
We will conduct a free appraisal of your current lease to summarize expiration dates, options to renew, holdover provisions, operating expenses and other significant terms. We will then compare these terms to recent leases and renewals in your area and then analyze the current market and availability as they relate to your lease situation. Armed with this information, you can make the optimal choices for your company’s future as you approach an expiration date, early termination or purchase. We also produce Broker Price Opinions for owner occupied real estate.
Project Management
For clients outside the greater Boise area, Tenant Realty Advisors will manage the process to relocate or undergo a tenant improvement project. As many of our clients have limited real estate resources in their branch locations, Tenant Realty Advisors can be a great partner in facilitating a corporate relocation.
